In 2005, Philip made the decision to change professions and become a real estate appraiser.
“I had a good friend that suggested, if I were interested, I could intern under her to qualify and become a licensed appraiser. After investigating the career and discussing it with my wife, I felt it would be a great move.”
Philip interned, became licensed and has never looked back.
“I just wish I had found this profession earlier in my adult life.”
Being the one responsible for providing a thorough and reliable product to the lender and the borrower is something Philip finds extremely rewarding about his career.
“I feel I’m protecting all involved knowing that the assessment I’m providing is a comprehensive and professional appraisal of market value.”
Acting professionally in every aspect of being an appraiser is something Philip is dedicated to.
“As a professional appraiser, you’re not only responsible to yourself but to every practicing appraiser. How you are judged reflects upon every appraiser and the profession.”
Philip primarily covers the northern area of Dallas and its suburbs. Despite Texas still growing and being a favorite place to live, the current economic climate of the country is being reflected in the Dallas marketplace.
“In Richardson, where I live, the median home price has remained stable ($417,000) but settled sales have dropped by 43% over the post year. This month the number of homes sold has dropped to 62 vs. 89 last year, inventory has risen from 78 to 114, and DOM has increased from 6 days vs. 16 days.”
